Urban planning and distribution of private and public space in the case of the coastal zone of Eastern Attica

In the framework of the research project "Urban planning and public spaces in the Eastern coasts of Attica: the birth of a problematic city", which was implemented at the National Center for Social Research, the exploration of the coastal zone of Eastern Attica showed that, as the urbanization of the former areas of second residences  intensifies, arisen the problems of implementing urban planning tools, due to the pre-existing organization and structure of the urban fabric, as well to the continuation of building practices incompatible with the intentions of the urban  planning. The exploration of the housing development of the last few decades in demarcated  areas of second residences, which were integrated into the city plan by the implementation of the urbanization and of the political mechanisms established in the 1980s in Greece, showed that there is a close relationship, between the anarchic character of previous housing development and the creation of a 'new' wider  area of peripheral development presenting a mix of suburban characteristics and strong corelations with rural and tourist activities. In particular, the analysis of development of the public spaces of the areas that are exaamined attempts to evaluate their spatial and social function within the wider coastal zone of Eastern Attica. The paper presents some of the findings of the aforementioned project concerning the residential densification and the impact of the implementation of Law 1377 / 1983. As a case study of this urbanization process was considered  the distribution of the private and public space resulting for the whole area to which several planning areas of main and second residence belong.
